Process & Requirements

  • Funding Requirements

    We fund refundable (“soft”) earnest money only, during the due diligence or inspection period.

    1. No credit check required.

    2. You must be listed as the buyer on the contract.

    3. We may request two prior closings/HUDs for higher-risk submissions.

    4. Minimum funding amount: $1,500

    5. Valid US Drivers License

  • Fees are 40% of the EMD amount funded, collected at closing.
    Actual fees may vary based on deal complexity or risk.

    Most investors cover these costs through their assignment fee or profit structure.

    Examples:
    ⚡ $1,500 EMD → $1,500 fee (minimum)
    ⚡ $5,000 EMD → $2,000 fee
    ⚡ $10,000 EMD → $4,000 fee
    ⚡ $50,000 EMD → $20,000 fee

  • Submit the required upfront deposit to secure the funding and move the deal into processing.

    A 5% deposit (or $250 minimum) is required to secure EMD funding.

    This upfront deposit:

    • Confirms your commitment and “skin in the game”

    • Covers underwriting, wire fees, and administrative processing

    • Is non-refundable, but fully credited toward your fee at closing

  • 1. Submit Your Deal for Review

    Complete the request form and upload your fully executed purchase agreement.
    We must see a clear funding plan in place before the due diligence period ends and before the earnest money becomes hard.
    This includes verifying whether the purchase will be funded by:

    • a hard money lender

    • private money lender

    • a true cash buyer

    • or another confirmed source

    This step prevents delays many deals fail because lenders don’t issue a clear-to-close or buyers don’t actually have funds available.

  • Once received, we review your file and notify you if it is approved to move forward.
    Our review includes:

    • verifying wire instructions

    • confirming you are the contract holder

    • contacting the title company

    • verifying the closing attorney

    • cross-checking details within the contract chain

  • If approved, we send the necessary paperwork for signature.
    This may include:

    • a Joint Venture Agreement (if applicable)

    • a Mutual Release Agreement

    • confirmation addendums requested by title

    If you’re not yet under contract, the Mutual Release must be signed along with your PSA. If already in contract, it will still be required.

  • Connect Us With Title

    We coordinate directly with the title company or closing attorney to confirm the deal structure, timeline, and disbursement instructions.

    Receive Funding

    Once all details are verified and approved, funds are wired directly to title for your earnest money deposit.

  • Deposit: Non-refundable commitment deposit credited toward closing fees.
    Timeline: Deals exceeding 30 days may incur additional charges.
    Funding Range: Up to $100,000 available.


    Eligible Property Types: Residential, commercial, and land acquisitions.
    Required Documents: Full contract chain (A-B, B-C, etc.) and supporting property details.


    Experience: Prior HUDs/closings may be requested for verification.
