How does the lead partnership work?
When you submit a lead through our Lead-to-Close Partnership form, you're entering a joint venture with us. Jen will call you first to discuss the lead, then we handle all seller communication, negotiations, and contracts. You get regular updates and we split the profit when the deal closes.

What types of leads can I submit?
We accept:
- Wholesale deals
- Distressed properties (pre-foreclosure, probate, behind on payments)
- Subject-to and creative finance opportunities
- Properties needing buyer placement
- Multifamily and commercial opportunities
Priority Review: Multifamily, apartment buildings, mixed-use, and seller-financed commercial assets

What happens after I submit a lead?
1. We review your submission within 1-3 business days
2. Jen calls you to discuss the lead and partnership structure
3. We reach out to the seller and manage all communication
4. You receive regular progress updates
5. Once under contract, we review numbers together
6. Partnership agreement is signed
7. You get paid at closing

What information should I have before submitting?
For best results, gather:
- Property address and type
- Seller contact info
- Property status (vacant or occupied)
- Current situation/motivation
- Amount owed on property
- Asking price (if discussed)
- ARV and repair estimates (if available)

Is there a cost to submit a lead?
No cost to submit. We only get paid when the deal closes and you get your split. This is a true partnership - no upfront fees.
Some specialized services (like certain foreclosure interventions) may have associated fees, which will be discussed upfront.

What about foreclosure leads?
Foreclosure leads require fast action. Submit them using the regular form and select "Pre-foreclosure Transaction" or "Distressed Seller" from the dropdown. These are prioritized for same-day or next-day response. We also offer a separate Foreclosure Triage Call (free, 20 minutes) for homeowners or investors needing immediate guidance.

Is my information kept confidential?
Yes. All lead information is kept strictly confidential and used solely for closing your deal. We do not share leads with other team members, companies, or third parties without your explicit permission. You will be called first before we contact any lead you submit.

Can I submit leads I've already shared with others?
We prioritize exclusive leads, but will consider non-exclusive submissions.
Please disclose if you've submitted the lead elsewhere so we can assess whether to proceed.

What if I have bulk leads to submit?
If you have multiple warm leads that need nurturing, contact us for CSV upload instructions. We can handle bulk submissions with a customized approach.

How quickly will you respond?
We aim to respond within 1-3 business days, often sooner for priority leads like foreclosures or time-sensitive situations.

Do you provide funding for deals?
Yes. In addition to lead partnerships, we offer:
- Earnest Money Deposit (EMD) funding
- DSCR loans for rental properties
- Construction and development loans
- Transactional funding for double closings
