Found a motivated seller but don't have time to work it? Submit your lead and we'll handle everything - calls, negotiations, contracts, and closing. This form is for leads that are not in contract.
I’m all about efficiency and getting deals closed. To make that happen, I work exclusively with warm leads where the seller is already on board with discussing terms. This means I require a completed intake form for every submission. My focus stays on actionable opportunities where you’ve already done the legwork on the initial calls, so I don't consult on cold leads or 'potential' listings found online. If you've got the info, I've got the expertise to help you structure it.
Submitting a lead here doesn’t mean we’re in a partnership or a JV yet. I’ll take a look at what you’ve got and get back to you with my initial thoughts within 1–3 business days (M-F). To keep things organized and make sure I don't miss anything, please avoid sending deal details via Instagram DM. All leads need to be submitted through the form below. A few ground rules to save us both time:
Looking at deals only in GA, FL, TN, TX, SC, AZ, AL, and NV. Properties must be in cities with a growth rate of 0.8%+ or within 50 miles of the downtown area.
Deep Dives: If you need me to run a full underwriting analysis or a deep-dive consultation on a deal, there is a consulting fee, unless I am buying or partnering with you. Proof of Funds Policy: I can provide Proof of Funds to the client once we've fully vetted the deal together, verified the numbers, and established a formal partnership agreement.
Please do not submit a deal that doesn’t meet the criteria below, I will not reply to those.
Know the Basics: This form is for live deals, not for learning the ropes. I don't offer free coaching or explanations on how seller financing works. If you're looking for learning the ropes, a consultation fee will apply for a call prior to this deal. Execution: I'm here to help you close actionable deals where the seller is already on board with hearing about a deep dive on seller finance terms.
JV Opportunities: If the deal is a fit for me to personally buy or JV on with you, I’ll handle all the underwriting, contracts, and analysis at no cost to you and your are compensated in those cases.
Privacy & Lead Protection: Your leads are protected. Everything you submit is 100% confidential. I do not share deal details with third parties or outside teams without your express approval. I have zero interest in "going around" my partners; my goal is to close with you and maintain a professional reputation and integrity.

What Types of Leads Can I Submit?
Land Deals are high priority
Single Family / Condo:
- 10% or less Entry @500K or less
- 5% or less interest rate / 1980+
- 3br/2ba Minimum/ 1200 sq ft. / Cosmetic to medium repairs
- No Solar Payments / No HOA or low HOA
Commercial Assets:
To ensure maximum efficiency, I work exclusively on commercial opportunities featuring seller-carry or creative terms. Please only submit leads where the seller has already expressed interest in discussing a terms-based exit.
- Multifamily & Apartment Buildings
- Mixed-use opportunities / Hotels
We Also Accept:
- Wholesale deals or a seller looking for a low cash offer (65% ARV or lower) on single family
- Distressed properties (pre-foreclosure, divorce, tired landlords or behind on payments)
- Subject-to / Creative Finance (Rates below 5.5%)
- Properties needing buyer placement

How does the Partnership work?
Submit your lead and let’s partner. If it fits the criteria, we JV and you get paid at closing without having to make the seller calls, negotiate terms, or handle the paperwork. No calls are made until we talk first.
The Process:

→ We Connect: I’ll call you first to discuss the lead and answer any questions.
→ We Take Over: I handle all seller communication, structuring, and negotiations.
→ You Stay Updated: You get regular progress reports so you’re never in the dark.
→ We Review Together: Once the deal is under contract, we’ll go over the final numbers.
→ We Formalize: A simple partnership agreement is sent for your signature.
→ You Get Paid: Your split arrives at closing.
